Room to Grow: A Seamless Addition in Wayland, Massachusetts
When a home has been the backdrop to thirteen years of family memories, leaving it because you need more space is a tough pill to swallow. Our clients in Wayland loved their neighborhood, but their home, originally purchased when they had just one toddler, was starting to feel tight. With two active middle schoolers now in the mix, their space requirements had completely shifted. Instead of putting up a "For Sale" sign, they chose to invest in their current property, trusting our team to design and build an addition that would give them the breathing room they desperately needed.
The core challenge of this project was maximizing interior livability without overwhelming the lot or disrupting the architectural style of the neighborhood. Working closely with the design team at GMT Home Designs, we developed a strategy to capture the footprint of the existing garage and transform it into functional living areas. To replace the parking structure, we built an oversized, fully insulated two-car garage onto the side of the home, featuring a brand-new living space right above it. The exterior received a comprehensive upgrade with durable, large-plank James Hardie siding, robust PVC trim, and high-performance Pella 250 Series new-construction windows. Every material was chosen to ensure longevity and a perfect visual match with the local aesthetic.
Inside, the transformation completely changes how the home functions on a daily basis. The old garage footprint was converted into an expansive family room, a dedicated home office, a practical hallway, and a high-utility mudroom. We collaborated with Cypress Design Co. to install custom cabinetry that maximizes storage throughout the transition spaces. The mudroom features a clever built-in bench and coat station wrapped around an existing foundation shelf, making excellent use of every square inch. Durable, click-and-lock Luxury Vinyl Plank flooring was installed across the entire addition, offering a beautiful tile-like finish that easily stands up to kids, mud, and the family dog, Archie. To top it off, we integrated a stylish wet bar into the family room, complete with a specialized drainage pump system to connect seamlessly to the town sewer without requiring a basement below.
