From "Precarious" to Polished: A Custom Porch Rebuild in Ashland, MA
When we first pulled up to this home in Ashland, we knew the front porch needed some love. We saw the typical signs of age: a bit of rot, some sagging, and a ceiling that had seen a few too many layers of paint. But as any seasoned contractor will tell you, the real story of a renovation usually starts after the demo begins.
At JM Bryson Construction, we pride ourselves on not just making things look pretty, but making sure they stand the test of time. Here is how we took a structural nightmare and turned it into a neighborhood showstopper.
The Discovery: More Than Just a Sag
Working alongside our design partners at GMT Home Design, we started the discovery phase. As soon as we opened things up, we found exactly what you don’t want to see.
The existing "foundation" wasn't really a foundation at all. It looked as though someone had simply rolled large rocks into place, stuffed some smaller stones in the gaps, and called it a day. There were no footings, and the entire structure had begun to slip away.
The hidden stakes:
The 2-Inch Drop: We discovered a corner of the house had dropped nearly two inches. Because the sag was located inside a second-floor bedroom closet, the homeowners hadn't even noticed.
The Sagging Bay Window: A side bay window was held up by temporary supports and minimal framing.
Water Damage: Years of runoff had undermined the loose stone, making the whole situation quite precarious.
The Fix: Engineering a Solution
You can’t build a beautiful porch on a crumbling base. We had to get creative. Our team decided to encapsulate the existing structure.
We secured the second floor to ensure nothing came down on our heads, then dug out a proper trench for a new concrete footing. We formed and poured a one-sided wall—which, in some spots, was over two feet thick—effectively locking the old stone into a solid, reinforced concrete foundation.
Navigating the cement mixers through our maze of structural cribbing was a challenge, but the result was a rock-solid surface ready for a masterpiece. We even insulated the new foundation before backfilling to prevent any future frost heave issues.
The Finished Product: Detail-Oriented Design
Once the "bones" were right, it was time for the fun part. The goal was to create a porch that felt period-correct but featured modern, low-maintenance materials.
The Material Highlights:
Ceiling: Beautiful tongue-and-groove fir with a warm finish.
Decking & Railing: High-durability composite materials for a long, rot-free life.
Trim: All PVC trim, featuring Ram’s Crown molding for that classic, elegant profile.
Lighting: Period-appropriate fixtures and high-end ceiling fans for those humid Massachusetts summers.
The "Woodshed Hack"
One of the most unique requests from the homeowners was an integrated woodshed. They wanted easy access to firewood without leaving the porch in the winter. We designed a removable railing section: in the summer, it's a seamless part of the porch; in the winter, they can hand wood directly from the shed into a cradle on the deck.
Final Thoughts
This project was a labor of love, and a lot of concrete. From the structural saves to the final PVC trim, we are thrilled with how this Ashland home turned out. A special shoutout to the family dogs, who acted as our unofficial project mascots from start to finish!
